St. Charles Project

The historic campus of St. Charles Borromeo Seminary will become a community resource with open spaces, amenities, housing, senior living and healthcare services on site. 

Main Line Health, a premier provider of health care in the Philadelphia region, purchased the property from the Catholic Archdiocese of Philadelphia in 2019. Over the next decade or more, our proposed plan envisions the transformation of the 72-acre property into a Health and Wellness Village.

What is a
Health and Wellness Village? 

A Health and Wellness Village is a mixed-use development anchored by a healthcare provider. The environment helps keep a community well by promoting healthy habits.  

 

 

Main Line Health and its partners will preserve the property's historic and picturesque character by transforming it into a Health and Wellness Village designed for you — our neighbors — with a particular focus on older adults. Proposed plans include:

Our vision for the Health and Wellness Village is rooted in what the community truly needs and how Main Line Health must grow to continue serving our neighbors. 

Health care is evolving rapidly. Patient care for all but the sickest individuals is moving out of hospitals into ambulatory settings, also commonly called outpatient care. We are innovating and providing solutions that improve the experience for our community. We are adding technology and rethinking our care delivery models. We are meeting patients where they are — near their homes or online.

Main Line Health plans to construct new facilities on the site, close to Lancaster Avenue. These spaces will house a mix of services, many of which benefit older adults, all of which will be located together, making access more seamless. Potential on-site services include:

  • Advanced Cancer Care

  • Rehabilitation and Memory Care services

  • Home Care and Hospice

  • Surgery and Procedure Center

  • Testing and Imaging operations

Senior Living

As we age, life changes along with our priorities. Older adults desire aging in areas where they have meaningful ties while also being able to live independently. 

In cooperation with a provider of high-end senior living facilities, the Upper Campus will be transformed into a mix of 225 independent, assisted living, and memory care units.

COMMUNITY SPACES
For decades St. Charles has been a closed campus, accessible only to students, staff and invited visitors to the seminary.

Main Line Health wants the entire community to have access to this beautiful resource.

The St. Charles property has handsome lawns and a sloping landscape. Main Line Health recognizes the value of this natural beauty and plans to preserve as of it much as possible. In fact, more than 70% of the existing green space is slated to remain undeveloped. 

Community Spaces

Proposed plans do not include any new structures along Wynnewood Road. The 26 acres that form an arc around the Lower Campus buildings will remain green and open spaces. The previously closed campus will feature amenities available to all, such as walking trails, bike paths, an outdoor amphitheater and open fields. 

Our vision for the site also includes a pedestrian bridge across Lancaster Avenue. The bridge would allow pedestrians to safely cross while not impeding vehicle traffic. 

An enhanced pedestrian connection to the Overbrook train station will further enhance the walking network and promote mass transit use.

Plans call for a small, 125-room hotel to be built on site in partnership with a nationally recognized boutique hotel operator. It would provide a convenient respite for loved ones visiting senior family members as well as regional visitors coming for procedures at Lankenau Medical Center or those hoping to simply enjoy the area.

Housing

Additional housing on site will make this village a true multigenerational neighborhood. The proposed plan includes 350 multifamily rental units, as well as 16 townhomes for sale and construction of additional 120 condos.
